Roy Hirshland, president of T3 Realty Advisors, represented Ember in the transaction while Ben Heller, vice president at Spaulding & Slye Colliers, represented property owner, Edwards Day Property Investments. "In this market it is particularly gratifying to lease space and it is even better to lease space to a growing, dynamic company like Ember," says Heller.

The city continues to experience relatively high vacancy rates, but for the first quarter in three years the city's central business district had a drop in its vacancy rate from 15% in the first quarter to 14.3% in the second quarter, according to Cushman & Wakefield's most recent statistics.
