Located on Harbor Boulevard off I-664, the single-story Bridgeway Tech II sits adjacent to the Tidewater Community College, the US Atlantic Command Joint Training Center and the Virginia Modeling & Simulation Center. The flex property has no takers as of yet, but space is being marketed at $11.95 per sf. The sister property is home to such big-name tenants as General Dynamics' Electronic Systems and MITRE Corp., and Continental can expect to find occupants for the new spec property, as well. According to real estate services firm NAI, class A suburban office space has a low vacancy rate of 8.7%, and flex properties have a vacancy rate of an even lower 7.5%.
