Consolidating from two nearby locations, one of which is already in Embarcadero Place, the technology law firm is ironically taking well-appointed space that was occupied by Brobeck, Phelger A Harrison LP, a law firm that rode the technology wave and then ran aground amid the tech wreck.

The firm's managing partner Barry Carr tells GlobeSt.com the leases at the firm's existing locations – 2100 Geng Rd. and 225 East Bayshore – expire in within a few weeks of when the firm expects to begin occupying its new location, 2200 Geng Rd. The firm will occupy the first floor of the two-story building, and has the right of first refusal for half of the second floor, says Carr.

Carr declined to detail the lease rate on the transaction. The annualized triple-net asking rate for the space is listed as $15 per sf, and typical tenant concessions in the marketplace have included several months of free rent and an above-standard tenant improvement allowance. Carr says the previous tenant built out the space nicely, such that the firm will not need to supplement the building owner's allowance in order to alter some of the private office space and renew the paint and carpeting.
