The seller, known as Shidler West Investment Partners LP, originally picked up the property back in January from Ormco Corp. At the time, the partnership paid $5.6 million cash for the asset and Matt Root, a partner of The Shidler Group, said the Scripps Ranch area where it's located "has always been one of the most attractive suburban office locations in San Diego."

The one-story building, which encompasses 77,000 sf, is designed to accommodate either a single corporate tenant or several users. Completed in 1979, it stands at 9900-9910 Old Grove Rd.

In the recent transaction, Larry Jackel of CB Richard Ellis represented the seller. Dave Marino of Irving Hughes acted on behalf of the buyer, Avoni LP.
