Buyer Burke Sycamore Partners LP has paid nearly $8.5 million for the property, which consists of lots E, F, G, H, N, O and P in the Sycamore Vista Business Park. Located on Sycamore Avenue, the business park "has proven to be a popular project because of its proximity to highway 78 and the I-15 transportation corridor," says Matt Root, a partner in The Shidler Group. "The strong tenant response to the buildings constructed in the park in 2002 indicate the Vista industrial submarket remains on a healthy growth curve," he adds.

Vista does seem to be enjoying steady growth, as a recent report by BRE Commercial/NAI says that the city experienced 178,000 sf of positive net absorption in the second quarter of 2003. The firm's researchers attribute the amount of net absorption to small tenant activity, as well as Packaging Corporation of America's move into the 43,000-sf Oak Ridge Business Park located here.
