BETHESDA, MD-A series of new leases, renewals, and expansion deals have been put in place at the three-building, 712,000-sf Air Rights Center, courtesy of the property’s leasing agent Spaulding & Slye Colliers. The Air Rights Center–which consists of two buildings known as the West and East Towers at 7315 Wisconsin Ave., and the North Tower at 4550 Montgomery Ave.–is now leased to near maximum capacity with only 23,700 sf remaining available. Space at the property, which is owned by TIAA subsidiary Bethesda ARC LLC, leases for $28.50 per sf to $33 per sf.
Topping the list of new leasing deals is law firm Bregman, Berbert, Schwartz & Gilday LLC, which renewed its hold on nearly 9,000 sf of space on the eighth floor of the West Tower for five years. “The Bregman, Berbert, Schwartz & Gilday LLC renewal further exemplifies TIAA’s commitment to retaining the existing tenant base,” explains Spaulding & Slye VP Bernie McCarthy. Other new leasing deals cover 20,000 sf of space and 10 tenants, including Beacon Global Advisors Inc., Infosnap Inc. and Spherion Corp. “Bregman, along with all of our recent transactions, continue to show the Air Rights Center’s strength as a leader in the Bethesda market,” McCarthy adds.
