The tenant, who specializes in creating software for the international scientific community, has inked two different transactions to occupy its new space. It has signed a two-year sublease with Raindance Communications Inc., which currently holds the lease for the space, as well as a three-year direct lease that will commence when the sublease expires in September 2005. The sublease is valued at $257,738, while the direct lease is worth $416,966.

GraphPad Software has already moved into its new space. The firm's office is located in the Torrey Reserve South Court building, which stands at 11452 El Camino Real.

Built in 1987, Torrey Reserve is a low-rise campus that encompasses a total of 460,000 sf. Located on a 10-acre parcel at 11452-11752 El Camino Real, the office park consists of nine facilities.

In the recent transactions, Jay Arnett of Burnham Real Estate Services ONCOR International acted on behalf of GraphPad Software. He also represented sublessor Raindance Communications and lessor American Assets.
