This lease brings the total sf leased in the building to 130,000. Asking rental rates in the building range from $31 per sf to $33 per sf, making the deal worth an estimated $2.72 million.

The French Consulate is relocating its local office from Downtown to the plaza. William Holly, president of Holly Real Estate, represented the building in the transaction.

Espirito Santo Plaza is located on a full city block at 1395 Brickell Ave. in the Brickell financial district. The plaza has 753,809 total sf. Of that, 260,000 sf will be class A office space and 225,000 sf will be a 203-room Conrad hotel. The project also will include 116 condo residences and restaurant and retail space. Occupancy in the building is expected in December .
