HOUSTON-Four newcomers have signed medium-term leases to fill a combined 7,490 sf in the 525,000-sf Decorative Center at 5120 Woodway in Houston's Galleria submarket.

Fulcrum Power LP took the largest space block, 3,266 sf in a deal brokered by Coy Davidson with Colliers International's Houston office and Matt Trozzo in the Houston office of Cushman & Wakefield of Texas Inc.

Jane D. Owens, who signed for 2,122 sf, will move in within 30 days, Davidson tells GlobeSt.com. Also occupying in 30 days will be Julia Blailock, an interior designer who took 1,280 sf. The magazine “Les Avenues” is moving in now to an 822-sf office space.

Davidson and Connie Dando, the Decorative Center's leasing director, represented the building owner, Cohen Bros. Realty Corp. of New York City, while the trio of tenants used internal representatives to structure the pacts. Dando is tasked with leasing the first through sixth floors, leased solely to high-end interior design shops. The building, with a $16 per sf quoted rate, has 65,000 sf of office space standing empty.
