Situated in the city's Central Business District on the corner of 15th and M streets just up the block from the Washington Post headquarters, The Madison's new makeover has given the property enhanced meeting space, a reconfigured lobby, two new restaurants and a lounge--not to mention a top-of-the-line restoration of the rooms to their original federal-style décor. Guests and visitors can partake of the 16,000 sf of meeting space, business center and fitness center that grace the facility. Architectural firm Brennan Beer Gorman Monk spearheaded the design elements of the renovation.

The Madison property is more formally known as The Madison Hotel and Office Building, as the site is home to the hotel, as well as an attached 95,000-sf class A office facility that is occupied by about 25 tenants. While Buccini operates the hotel, Monument Realty manages the property's office component, which leases space at $36.50 to $38.50 per sf. Renovations to the office building included infrastructural improvements and the upgrading of the underground parking garage, which is capable of accommodating up to 300 vehicles. Changes also provided a directly accessible connection from the offices to the neighboring lobby, restaurants and meeting rooms. "We believe the unique services offered by the adjoining hotel, combined with upgrades to the office building, will clearly differentiate our tenants' facilities from any other office complex in Washington, DC," Monument Realty principal Michael Darby says.
