Brooks Land Inc. of Norcross, GA, headed by J.D. Brooks, plans a total 2.1 million sf of commercial, 700 apartment units, 312 townhomes and 711 single-family residences in Chattahoochee Village II, a 725-acre venture off South Fulton Parkway.

Another area development partnership, Schultz Partners and Daniel T. Carter, proposed 217,800 sf of commercial, 122 townhomes and 675 detached residences on 340 acres near the Douglas County line. The nearest major roads are Butner, Campbellton Fairburn and Cascade Palmetto.

The Brooks project, off GA 92 near Fairburn, would comprise one million sf of retail, 920,000 sf of office and a 150,000-sf convention center, according to the Fulton County Department of Environment and Community Development.

Brothers Charles and Herman McClure, whose family has owned the 725-acre tract for 166 years, are negotiating with Brooks on the land sale. A contract price hasn't been disclosed but area brokers intimate with the South Fulton County real estate scene tell GlobeSt.com land prices will be "considerably lower" than the cost of dirt Downtown and surrounding suburban submarkets.

The developer tentatively plans to open Chattahoochee Village II by 2015. Besides starter homes, some residences will be built in the $500,000 range, area brokers following the project tell GlobeSt.com.
