Taco Cabana's New Lease Sparks Sale

HOUSTON-A local investor passes off the title to a pair of buyers with other restaurant holdings around town. The sale closes after the 14-year tenant signs for another five years at 913 Westheimer Rd. inside the Loop.

HOUSTON-A 1,100-sf Taco Cabana restaurant is keeping its ownership in Houston as one investor passes it to a pair of buyers, who are getting a tenant tied to a newly crafted, five-year lease.

The seller of 913 Westheimer Rd. is Manfred F. Jachmich and the buyers are Monte Tinkham and Stuart Kensinger. The building, sitting on an 8,500-sf tract inside the Loop, is appraised at $231,500 on the 2003 tax rolls, according to the Harris County Appraisal District. H. Dan Miller and Maggie Ogilvie, both in the Houston office of CB Richard Ellis Inc., represented buyer and seller.

Miller tells GlobeSt.com that the property was not on the market although it was under contract a few years ago and then the deal crumbled. Miller, knowing the property could be had, introduced Tinkham and Kensinger to the seller.
