The single-tenant, freestanding building is located on 3.34 acres at 1601 Powerline Rd. Astoria Imports, a furniture distribution company specializing in casino furniture, will occupy the entire building.

The previous tenant, Hollingsworth Solderless Terminals, had vacated the building a couple of months prior to the sale.

"The owner's decision to sell was based on the soft leasing market and the hot sales market," says Christopher Gallagher, a broker involved in the transaction.

Gallagher, a senior associate, and Harry Tangalakis, senior vice president, both in the Boca Raton office of CB Richard Ellis, represented Hidrock Realty in the transaction. Ron Winoker of ComReal Miami represented Astoria Imports.
