Marquez Brothers International Inc. signed a medium-term lease in a recently finished 97,050-sf warehouse, Doug Bates in the Houston office of Dallas-based Henry S. Miller Commercial tells GlobeSt.com. He and Daren O'Conor, also with Henry S. Miller, represented the tenant, who is moving into the building with H-E-B already lined up as a customer for its wares. The grocery supplier, the second tenant in the door, neighbors an auto parts distributor.

Bates says they looked for several months to find the right space for Marquez's Houston entry, slated to add 15 jobs initially and possibly another 15 in the first year. He says the company wanted a new building, with 24-foot clear heights, with a clean image and access to a major freeway. The location not only met all the requirements, but has a 10% office finish and a 2,000-sf refrigerator.

Nick Limperos in Grubb & Ellis Co.'s Houston office represented the building owner KRM Development Corp. of Chestertown, MD. The asking rate ranges from 42 cents per sf to 48 cents per sf. Bates says he snagged a rate slightly less than the asking price.
