Patriot West 80% Pre-Leased in One Shot

GREENBELT, MD-The Bozzuto Group has taken on a good chunk of the new 84,000-sf office building currently under way in the Patriot Business Park at Golden Triangle, with the pre-leasing of 70,000 sf of space in the structure. To be known as Patriot West, the four-story office property will allow the new tenant to consolidate most of its area subsidiaries under one roof. Terms of Bozzuto’s lease–which was negotiated by Atlantic Realty Cos. and Scheer Partners Inc.–have not been made available, but class A office space in the northern market of Prince George’s County currently leases for $22 per sf, according to Advantis Real Estate Services Co.

“We are very pleased that we could work with Bozzuto to find a creative and flexible strategy that meets the company’s real estate needs,” Atlantic Realty partner Charlie Nulsen says. Bozzuto expects to move into the new building, which will be the third structure in Patriot Business Park, in June 2004.
