Edward Bane, managing principal here for the Dallas-based Holt Cos., tells GlobeSt.com that the plan, for now, is to sell the project once it's stabilized. But, he adds, that too depends on the state of the market at that time. Key to the decision for the one-time, speculative development is that it's a submarket with a need for more product, he explains. Holt bought the 10.5-acre site about a year ago.
The building's design targets tenants needing 20% to 30% office finish-out. Rent has been set at 55 cents net per sf monthly. The Munson Kennedy Partnership in the city was the architect for the spec project. Rosenberger Construction LP, also the city, is the general contractor.
Bane says the project represents Holt's first spec undertaking here, where it holds 4.7 million sf in third-party leasing and management assignments. In 1998, Holt developed the 34,139-sf Eurway furniture building at 2411 S. Eldridge Parkway in West Houston.
