The lease includes the 17,928-sf penthouse suite, a 2,000-sf rooftop terrace and 8,000 sf on the 15th floor, according to building owner Opus West, also based in Denver. Jeppesen is scheduled to occupy the space late this year or early next year, and concurrently will vacate 17,000 sf of tilt-up space in Los Gatos, CA.

The lease rate on the transaction is not being released by the parties involved and was not otherwise immediately available. The full-service asking lease rate for space in the building is $36 per sf per year, including a $30 per sf tenant improvement allowance. The Palo Alto office of the commercial real estate services firm Studley represented Jeppesen in the transaction. Opus West represented itself. None of the parties involved returned phone calls seeking further comment.

Opus purchased the land for Opus Center San Jose in October 1999 and began constructing the building in December of that year. Completed in the 4th quarter of 2001, Opus Center San Jose was the first downtown high-rise to open in the city since 10 Almaden was completed in 1988. The Jeppesen lease brings the building to 65% leased. Other building occupants include Deloitte & Touche LLP, Smith Barney and law firm Thelen Reid & Priest LLP.
