Bank Makes Itself at Home on Top Floor of Heritage IV

ANNANDALE, VA-Heritage Center IV, the 200,000-sf office building on Little River Turnpike, has welcomed a new tenant with Bank of America’s commitment to nearly 20,000 sf of office space taking up the entire top floor of the 10-story building. According to the property’s leasing and management agent, Spaulding & Slye Colliers, space at Heritage Center IV goes for $23.50 to $28.50 per-sf. Spaulding & Slye represented building owner Royal Management & Development Inc. in the deal, while Trammel Crow Co. stood in for the tenant.

“Bank of America has shown a large commitment to the Annandale market and clearly recognizes the advantage of being centrally located for ease of access to the entire DC Metro region,” Royal Management president Imad Baker notes. Situated in a spot that can be accessed with ease from any of the major surrounding roads–such as Rte. 495, I-95, I-395, and I-66–Heritage IV is the last installment of Royal Management’s four-structure, class A Heritage compound. Bank of America joins agricultural concern Colonial Mechanical Corp. in the building.
