Dehen is a locally based manufacturer of corporate and collegiate apparel that plans to renovate the former Albina Fuel distribution building to house all of its operations, says Norris Beggs & Simpson broker Ken Boyko, who represented Dehen in the transaction. Renovations will include sandblasted ceiling beams, a new concrete floor, and an abundance of natural light provided by multiple skylights. The renovation is scheduled for completion next spring.

Dehen and AMG, another apparel manufacturer, will occupy 28,000 sf. An additional 16,000 sf will be marketed for lease. Boyko says the space will be marketed to creative users, architectural/design groups, destination retailers and suppliers to Providence Hospital.Dehen was based in Northwest Portland's Pearl District for much of its tenure until it recently sold its building to Pat Prendergast, who acquired the building for a redevelopment project. Dehen then moved into leased space at 14th and Clinton in Southeast Portland and began looking for a new home in which to invest the sale proceeds. The Albina Fuel building is the down leg of Dehen's 1031 Exchange, says Boyko.

Although Dehen specializes in collegiate and corporate-related apparel, the company recently ventured into the retro apparel market and became a major manufacturer for Philadelphia-based Mitchell & Ness, Nostalgia.
