Located on a 9.44-acre site at 5818 El Camino Real, the circa 2001 industrial asset encompasses a total of 150,173 sf. It is comprised of two facilities – a 73,480-sf building leased to K2 Sports and a 76,693-sf property that currently stands vacant. Mark Emerick and Dennis Visser of BRE Commercial/NAI are coordinating leasing efforts at the latter mentioned facility, which can accommodate tenants with space requirements varying from 25,000 sf to 76,693 sf.
"There is a diminishing supply of this product in the Carlsbad market and no new construction to complete in the new term," says H.G. Fenton's leasing director Kevin Hill. "We chose this project for its outstanding location in what continues to be a very desirable North County industrial market." The asset is located near the intersection of Faraday Avenue, just three miles east of the I-5 freeway and north of Palomar Airport Road.
In addition to the newly acquired Carlsbad Corporate Center, H.G. Fenton may add to its industrial holdings here by building a 95,000-sf, multi-tenant complex on the 8.27-acre adjacent parcel. The firm's recent purchase marks its fifth acquisition in the Carlsbad area.
Both H.G. Fenton and seller Carlsbad Corporate Center LLC (with Birtcher Anderson Properties acting as asset manager) were represented by Emerick and Visser in the recent transaction.
