Kaeser signed a medium-term lease and will move into 757 Bradfield Rd. in the coming weeks, Doug Bates in the Houston office of Henry S. Miller Commercial tells GlobeSt.com. Kaeser manufactures and sells air system products, including rotary screw compressors.

Bates says Kaeser settled on the industrial space within a few weeks of touring the submarkets. The Bradfield Road building won the lease because it had the right combination of dock-high capabilities and one-third office finish. The location will be used for sales and servicing Kaeser products. Bates says Kaeser also needed extra electrical service for the operations, which the building owner, Houston Industrial Assets LP, agreed to provide. The building's quoted rate is 55 cents per sf gross.

In addition to Bates, Daren O'Conor and John Endendyk, also with Henry S. Miller Commercial, represented Kaeser. Will Ogilvie of Insite Commercial Real Estate in Houston negotiated for the building owner.
