At the intersection of Seventh and F streets, Terrell Place holds 440,000 sf of office space and 35,000 sf of ground-level retail space. As of earlier this month, the property's office portion was leased to 50% capacity. Asking rent for office space in the building ranges from $31 to $32 per sf. And recently, Rosa Mexicano, an upscale New York City restaurant making its debut outside the Big Apple, committed to 9,000 sf on the street level of the complex.

While Terrell Place is a new development, it does have a history. The property encompasses three connected structures, one of which is the historic structure that was once home to Hecht's department store. The remainder of the complex consists of a new nine-story edifice that maintains four historic facades, and a new 11-story tower. "The combination of first-class design, historic preservation, and state-of-the-art systems has created a trophy-quality environment at Terrell Place," says CarrAmerica Urban Development president Bob Carr. Architectural and engineering firm SmithGroup and Oehrlein & Associates Architects handled the project's design, while Clark Construction spearheaded construction activities.

Although the office and retail components are ready for business, the Terrell Place development project is not quite finished. "We're very close to completion of the Residences at Terrell Place," Clark's Elizabeth Tuico tells GlobeSt.com. The Residences will feature 25 upscale residential condominiums and will hold the corner spot just south of the complex, separated only by the District ChopHouse & Brewery eatery.
