Eaton Electrical Inc., formerly Cutler Hammer Inc., re-upped for another five years in the West Little York cross-dock at 10810 W. Little York Rd. in the northwest submarket. for five years, the tenant has occupied a 46,813-sf spot in the 126,000-sf structure.
Walter Menuet with Vantage Cos. Houston division tells GlobeSt.com that the renewal keeps the building at 100% occupancy. The building's quoted rate is 35 cents per sf. Menuet was the lone broker on the transaction.
In the southwest submarket, Max Trucking Inc. took 8,204 sf for its first location, signing a short-term lease for 5803 Sovereign Dr. in the Beltway Service Center, a 117,640-sf, two-building development that's now fully leased. Menuet represented the building owner, Vantage Houston Inc., the agent for the Hawaii-based Halawa View Apartments general partnership. An executive for Max Trucking, a startup, handled its negotiations. The development's quoted rate is 50 cents per sf gross.
