Technologies Alliance has signed a short-term renewal for its 10,440-sf of office/warehouse space at 1400 East North Belt Drive near the airport. Pollard Galipp of Cypressbrook Co. in the Woodlands represented Technologies Alliance in the lease negotiations. Gallipp that his client has been leasing space at the property for more than three years. The property is owned by the Teachers Insurance and Annuity Association of America. Will Stacy of the Holt Cos. of Houston represented the building owner. Asking rates for that area of town are between 50 and 60 cents per sf.

WNCK Inc., a locally-based distributor of key chain breathalyzers has moved from the North Belt/Greenspoint area to a 1,500-sf office/warehouse space in the Woodlands at 2407 Timberloch Dr.

According to Galipp, who represented the tenant in this deal as well, WNCK signed a long-term lease at the property. He adds that the property offered a good floor plate design for his client. Asking rates for that type of space in the Woodlands, says Galipp, runs between 85 and 90 cents per sf gross. WNCK is leasing space owned by the Woodlands Operating Co. Gerald Irons served as its internal representative in the deal.
