The firm provides Web-based polling and reporting applications aimed at creating cost efficiencies for its restaurant industry clients. Likewise, Christian Rooney, senior associate with Houston's CBRE/Trione & Gordon, tells GlobeSt.com that Mirus is extremely efficient with its office area and never wastes any space. Rooney, the tenant's representative, says the firm signed a short-term deal to maintain flexibility. He says Mirus considered moving from the Katy Freeway area to the Westchase submarket, but instead negotiated an early renewal and expansion with MetroNational, owner of both locations.

The 375,000-sf Two Memorial City Plaza is part of a trio, totaling 944,000 sf. The building's quoted rents range from $19 per sf to $21 per sf. Randy Nerren with Houston-based MetroNational Corp. bargained the terms for the building owner.
