Crown, which is headquartered in Garden City, NY, acquired the 20-story, 500,000-sf class A property at 1500 JFK Blvd. within the past two years. The building was completed in 1958. Among the current tenants are the accounting/consulting firm of Parente Randolph, the City of Philadelphia's Board of Pensions and Retirement, American Executive Centers and the law offices of Murphy & O'Connor.

According to Smith Mack, the building is currently 77% occupied. The available space ranges from 1,400 sf to 23,000 sf, and there are several "pre-built" spaces available for immediate occupancy. Rental rates begin at $20 per sf, plus electric.

Finnegan and Thomas D. Kramer, principal at Smith Mack, are leasing agents on the property. The team is joined by locally based Smith Kolo Architects, which is responsible for the building's space planning.
