"The firm is playing a pivotal role in bringing this exciting project to fruition," says CarrAmerica's John Donovan. Cushman & Wakefield represented the tenant, which will relocate from offices at 601 Pennsylvania Ave., while Carr Real Estate Services Inc. stood in for the ownership. Terms of the firm's lease agreement have not been disclosed, but CarrAmerica is marketing office space in the class A building at 950 F St. for as much as $44 per sf.

Situated on a prime corner lot in the historic F Street corridor, the Atlantic was originally developed in the Romanesque Revival style in 1887 by District architect James Green Hill. Upon completion of this redevelopment endeavor, the office complex will consist of the original Atlantic structure, three restored historic townhouses and a newly developed high-rise building. In addition to the office space, the property will feature about 30,000 sf of retail space, and four levels of below-grade space. Construction activity is expected to reach completion in 2006.
