Brian Gammill of Houston-based Transwestern Commercial Services represented Argus Realty Investors LP of San Juan Capistrano, CA, owner of a three-building, 315,813-sf development on 17 acres in the 1,000-acre park. He tells GlobeSt.com that Tramontina, a three-year tenant, signed a medium-term agreement for the renewal and expansion at Sugar Land Business Center. According to Gammill, Tramontina's park presence, leased and owned, takes up about 500,000 sf, including a headquarters address.

Gammill says the new deal puts occupancy at more than 90% for the Argus development, which bears an asking range of $3.84 per sf to $7.20 per sf triple net, depending upon office finish. He says about 2% of the 118,500-sf building is office space.

"Tramontina is a major success story in the US and has made Houston its distribution hub," David Ho, Argus' vice president of asset management, says in a press release. The proximity to the headquarters and ability to put the division under one roof drove the deal, he added. Bob Berry with the Houston office of Dallas-based Staubach Co. represented Tramontina in the lease negotiations.
