Cherokee County's planning department staffers confirm to GlobeSt.com the county averages a rezoning application per week from developers. The most recent applications are from developer Margaret Sapp of Kennesaw, GA and Tho Associates of Atlanta.

Sapp wants the county to rezone 340 acres for 491 townhomes and single-family residences in a new subdivision that would have horse trails, a riding area and a 50-horse barn. The property is in the southwest corner of Union Hill Road and East Cherokee Drive.

Sapp is asking the county to change the existing zoning from agriculture and R-80, which allows a home to be built every two acres, to R-20 zoning which would allow two homes per acre. The public rezoning hearing is scheduled for January.

Another developer, Tho Associates of Atlanta, is asking the town of Ball Ground, GA (Pop. 750) in north Cherokee County, to annex 158 acres for 227 homes. The site is on Old Dawsonville Road, just outside the town's boundary.

Like Henry County, 30 miles south of Downtown, Cherokee County to the north continues to attract new development. For example, Atlanta developer Stephen Macauley plans Lakes of Holly Springs, a mixed-use project calling for 100,000 sf of retail/office/commercial and 1,250 shelter units, including 300 townhomes, as GlobeSt.com previously reported. The site is in Holly Springs (Pop. 3,500).

BridgeMill developers Don Davis and Brett Blevins of Atlanta plan Towne Mill, a 431-acre, 575-townhome and single-family community with undetermined commercial space on Fate Conn Road west of Interstate 575 near Canton.

And locally based RGC LLC is developing Belmont Downs, a planned 446-acre residential and 30-acre commercial community near GA 20 and GA 369 that would have 500 homes--468 on half-acre lots and 32 houses on one-acre lots.
