Also working against Been was a county ordinance that prohibits firing a gun within 200 yards of a residence, local brokers following the situation tell GlobeSt.com. The gun range is owned by Brad Bradford Realty whose owners told commissioners their site is more suitable to the undeveloped area at this time.
Been wants his tract rezoned to a planned development status from the existing residential agriculture zoning. The project became controversial when the county's citizens planning commission last month recommended Been's rezoning request be denied after the county's planning department staff gave it the green light.
Still largely rural, Henry County has caught the attention of numerous developers, national tenants and corporations in the past two years, mainly because of affordable land prices compared to Atlanta's prices, industrial brokers tell GlobeSt.com.
For instance, in one of the largest industrial leases of the third quarter, Tampa, FL-based IFCO-US LLC is leasing 137,500 sf at the three-year-old, 1.5-million-sf Interstate South Industrial Park in McDonough, as GlobeSt.com previously reported.
Equity One Inc. of North Miami Beach, FL expects to break ground in first quarter 2004 on a 13.5-acre shopping center, anchored by a Publix supermarket, on GA 20, west of McDonough.
Georgia Crown Distributing Co. of Columbus, GA--Coca-Cola Enterprise Inc.'s biggest competitor--is building a 29,307-sf headquarters office building, a 414,534-sf distribution warehouse and a 21,684-sf maintenance facility at a total hard cost of $12.5 million on a 40.8-acre tract west of McDonough.
