The project is being developed by Pasadena-based Southland Cos. and is being designed by Los Angeles-based Rothenberg Sawasy Architects (RSA). The four-story development, located at Garfield and Lincoln Avenues, will be highlighted by a large courtyard that includes a community center and outdoor lounge areas, water features at street level plazas, and an extensive landscape plan at the second level-courtyard, according to Michell Sawasy, RSA's design principal.

Developer Michael Keele notes that the project will include street-level parking behind the retail component. He points out that, in deference to the residents, "quiet-type" retailers are being recruited for the retail space, rather than restaurants, arcades and movie theaters. South Gate officials describe the project as much needed because the city suffers from a lack of affordable housing for seniors.

The project is planned for completion next summer.
