Fort Carson became the first installation to privatize the entire inventory of on-post family housing, consisting of 2664 renovated or newly constructed units. Fort Eustis and Fort Story have 874 and 250 units, respectively, to be newly constructed or renovated.

GMH assumed operations of Fort Carson as of Nov. 28, 2003 and will be responsible for the remaining phase of the renovation process. The Army and GMH will negotiate the Community Development and Management Plan (CDMP) for the Fort Eustis and Story projects prior to submission to the Department of Defense, the Office of Management and Budget and Congress for acceptance with a summer 2004 construction start date.

GMH Military Housing-Fort Carson LLC says it will partner on the projects with FW Military Housing LLC, an entity associated with Keystone Inc. The acquisition increases GMH's portfolio to nine military housing projects which include Fort Stewart, Hinesville, GA; Hunter Army Airfield, Savannah, GA; Walter Reed Army Medical Center, Washington, DC; Fort Detrick, Frederick,MD; Fort Hamilton, Brooklyn, NY and the Stewart Terrace Marine housing located in New Windsor, NY.
