The building is currently 75% occupied, a figure Taylor & Mathis hopes to increase, says Brian S. Gale, managing director of brokerage services for Taylor & Mathis in Miami. "That's obviously our number one goal, to increase the occupancy of the building," he adds.Those efforts will include talking to prospective tenants, as well as the brokerage community, to find out what it's going to take to entice them to become a tenant in the building, he says. "This building was one of the premier buildings in Miami, and our goal is to restore its image and have it once again as one of the premier buildings," says Gale. "We plan on being aggressive."
Gale, Ben Moss and Jeanette Pay of Taylor & Mathis are handling the leasing of the building. "It's a major assignment, and we're very excited about the opportunity and feel confident that we'll achieve the owner's goal to increase occupancy," Gale says. "The strength of this building is its location, its center-core floor plate and its breath-taking views of Biscayne Bay."
Built in 1972, One Biscayne Tower was the first class A building Downtown. Major tenants in the building, owned by L&B Institutional Fund of Dallas, include JP Morgan Private Bank, KPMG, and the law firm Gunster, Yoakley & Stewart.
Trammell Crow Co. previously leased the building.
