International Demographics, a developer and distributor of multimedia market surveys, moved the headquarters from 3355 W. Alabama St. to 10333 Richmond Ave. in a 15-mile suburban relocation. Tod C. Higginbotham of International Demographics says the decision was aimed a providing a more central location for the staff.
The 218,507-sf, 11-story office building is 81% occupied. It has a quoted rate of $19.50 per sf. Mike Boehler of the Houston office of the Staubach Co. represented International Demographics in the negotiations while Rosemary Kogler and Brian McMackin, both with Lincoln Property Co.'s Houston office, handled talks for the building owner, W9/LWSII Real Estate Ltd., a limited partnership of Lincoln Property Co. and Whitehall Funds, the real estate arm of Goldman Sachs.
In the Woodlands, Rathwell and Nizialek doubled their space by committing to 7,747 sf in a renewal and expansion in Town Center One at 1450 Lake Robbins Dr. Tim Crockett with the Houston office of Henry S. Miller Commercial tells GlobeSt.com that the firm has been a tenant for three years. The new deal takes Town Center to 100% occupancy, he says. The average rent for class A space in town is $21.15 per sf.
According to Crockett, the attorneys surveyed the market, but decided to stay because they liked the six-story, 150,000-sf building's location and ability to accommodate the expansion plan. He represented the law firm in the lease negotiations. Gary K. Johnson with Crimson Corporate Services in Houston, the building's leasing agent and property manager, represented Draper & Kramer, a Chicago-based adviser to the limited partnership owner.
