Two Long-Term Leases Close Off 19,624 SF

HOUSTON-International Demographics, a marketing firm, takes 11,877 sf of class B space inside the city limits while the law firm of Rathwell and Nizialek stays tucked in the suburbs, renewing and expanding with a 7,747-sf, class A lease in the Woodlands.

HOUSTON-A marketing firm strikes a deal for 11,877 sf of class B space in Houston and a group of attorneys take a 7,747-sf, class A office in the Woodlands, both committing for the long term.

International Demographics, a developer and distributor of multimedia market surveys, moved the headquarters from 3355 W. Alabama St. to 10333 Richmond Ave. in a 15-mile suburban relocation. Tod C. Higginbotham of International Demographics says the decision was aimed a providing a more central location for the staff.

The 218,507-sf, 11-story office building is 81% occupied. It has a quoted rate of $19.50 per sf. Mike Boehler of the Houston office of the Staubach Co. represented International Demographics in the negotiations while Rosemary Kogler and Brian McMackin, both with Lincoln Property Co.’s Houston office, handled talks for the building owner, W9/LWSII Real Estate Ltd., a limited partnership of Lincoln Property Co. and Whitehall Funds, the real estate arm of Goldman Sachs.
