KING OF PRUSSIA, PA-Companies seeking flex space in Chester County have a choice of modern, class A facilities at below market rates. Approximately 25,000 sf in the 40,000-sf, multi-tenant, office/flex building at 600 Clark Ave. here, for example, is offered at a triple-net rental of $11.25 per sf. In nearby Malvern in Tredyffrin Twp., the asking rate in a new, 12,400-sf industrial/flex building at 2350 Yellows Springs Rd. is $13.75 per sf for the office area and $7.75 per sf for the warehouse area, or a blended rate of $10 per sf, triple net.

The space in CD Realty Advisors’ King of Prussia property is currently under renovation, and tenants are offered “a generous fit-out allowance,” according to Daniel C. Dagit and Michael Bronstein, first VPs in the Wayne, PA office of CB Richard Ellis, exclusive agent for the building. It has two tailgate loading docks, four-car parking for every 1,000 sf of leased space, and easy access to SEPTA public transportation.
