The single-story property is located at 6455 State Highway 303. The property is master leased by Nextel Communications, which is subleasing the building to Teletech Customer Care Management, a provider of customer care solutions. The 12-year, $6.8-million securitized loan carries an interest rate of 6.09%.

Concurrently, Lexington also secured a loan for another Nextel-leased property, a 108,000-sf in Temple, TX. The loan terms are the same save for the amount, which was $9.2 million for the Texas property.

Lexington acquires, owns and manages net leased office, industrial and retail properties. Todd Armstrong of Holliday Fenoglio Fowler LP sourced the loans for Lexington. Armstrong was not immediately available for comment. Both properties were completed in 2001 as build-to-suit call center facilities for Nextel.
