Bobbie Bozarth with Axis Property Advisors in Houston tells GlobeSt.com that Bennink Hayes & Co. seriously considered moving to the Greenspoint submarket, but the building owner of 211 Highland Cross Dr. lured them to stay by offering to end the old lease early in exchange for a medium-term renewal with terms that reflect the present economy. The tenant, who has been in the building at least 10 years, shed about 500 sf with the renewal, she says.

The 53,625-sf building, with a $13.50 per sf quoted rate, is located near the intersection of Interstate 45 and FM 1960. The 23-year-old building is 82% occupied. Steve Rocher and Kristin Porter, both in the Houston office of Grubb & Ellis Co., represented the building owner, BMS Management.
