A Perry's Grille & Steakhouse will open in the spring, marking the restaurateur's third location in the Houston area and seventh for the restaurant group, which also operates Perry's Italian Kitchen and Perry's Meat Market. Wayne Bridgeford in the Houston office of Grubb & Ellis Co. represented the restaurant group in the talks with developer Sugarland Properties Inc., which used in-house broker Bea Naranjo to negotiate its terms.
Chris Perry, president and CEO, said in a press release that the location was selected for its "strong demographics." The town square is a 32-acre, $200-million project with an eight-mile trade area of 500,000 residents, of which more than half have annual household incomes exceeding $75,000, according to the developer.
The project's first phase has reached 87% occupancy in 130,000 sf of retail space and 50,000 sf of office product, Naranjo says. Another 100,000 sf of retail and 550,000 sf of office space will be developed in two more stages. By the end of next year, the developer will bring a new city hall on line and additional retail and office space, she says.
