Bob Ferraro and Dan Bergen of Colliers International represented HealthyPets in the transaction. John Weatherby and Josh Amoroso with Cornish & Carey Commercial represented Ajax United Patterns & Molds.

"This is one of the highest image projects in Union City," says Ferraro. "There is continued interest among companies to purchase new and functional buildings, with a certain image, that provide ample parking and trucking space. Beyond these aspects, the draw for HealthyPets was its location in the new Union City RDC District and its close proximity to BART."

Colliers also recently brokered two lease transactions in nearby Hayward, CA. In the first transaction, Anamet Inc., which provides metallurgical failure analysis and laboratory testing, leased 8,313 sf at Eden Plaza in Hayward for its corporate headquarters. The building is located at 26102 Eden Landing. The 60-month lease is valued at more than $600,000.

Ferraro represented Anamet in the transaction and Lee & Associates represented the lessor, Cal West. "Hayward's current R & D market is 20% vacant," says Ferraro. "By having Anamet move its headquarters to Hayward we will hopefully begin to see a shift in much needed R & D absorption."

In the other lease transaction, Dynamic Network Factory, a provider of network storage equipment, leased 7,639 sf at Bay Center Business Park, located at 26250 Eden Landing. The 52-month lease is valued at more than $1.5 million. Dynamic Network Factory will use the building for manufacturing and as its headquarters.

The building is owned by Equity Office Properties. Ferraro and Greig Lagomarsino, also with Colliers, handled both sides of the transaction.
