A&L Trucking Inc.'s new location at 7020 Zoltowski St. is about three miles from its main facility at 9640 Clinton Dr. Barrett Gibson with the Houston office of NAI Partners Commercial tells GlobeSt.com that the trucking company occupied the building years ago and its execs came knocking to discuss a lease shortly after Proler Steel moved out about four months ago. "It was a perfect fit," he says of a medium-term signing that delivered expansion space for the operation.

Gibson and NAI's John Ferruzzo represented the building owner, Zoltowski LP, an investment group led by Partners Investment Co. in Houston. The brokers were quoting 32 cents per sf gross to backfill one of two industrial buildings on a 3.9-acre tract, bought in February 2002. The other structure is leased to Alcoa Corp. of Pittsburgh. A&L used in-house representation for the talks.
