The firm has signed a 10-year lease for 35,500 sf and plans to move its 70 employees in April from One Georgia Center to the 21-story, 171 17th Street Building located at the base of the newly opened 17th Street Bridge which span Interstates 75 and 85. Atlantic Station LLC officials didn't disclose the estimated aggregate value of the lease, however, local office brokers, familiar with the $2-billion redevelopment of a former steel mill site, tell GlobeSt.com the rent is at least $30 per sf, giving the lease an estimated value of $10.7 million.

Other tenants in the 500,000-sf building, also on estimated 10-year-leases, are SouthTrust Bank, which has leased 95,000 sf on the first five floors of the building for its 300 employees, and the Arnall Golden Gregory law firm which is taking 135,000 sf for its 130-lawyer staff.

On the retail side, the McGarey Group, Atlantic Station's exclusive national retail leasing representative, has signed 16 tenants to date for a total 427,678 sf at average asking base retail rent of $30 to $40 per sf, and restaurant space from $35 to $45 per sf, according to F. Denver McGarey, the firm's president.
