The 435 S. Sheldon Rd. land borders Dezavalla Road. Doug Nicholson with the Houston office of Grubb & Ellis Co., the sole broker on the deal, tells GlobeSt.com that there were several interested parties for part of the property in the 2.5 years of marketing, but the seller, Sentinel Trust Co. of Dallas, didn't want to divide the parcel.

Nicholson says LaTex Organic will start the tract's development with a 50,000-sf building, plus or minus, that will be used as a re-packaging center for imported goods. The new owner is considering adding more buildings down the road, he says, adding that a construction start has yet to be determined.
