The supercenter is part of a total 310,434 sf of new commercial space the local developer hopes to complete in the next 12 months on a 50.6-acre site at GA 1 and Stripling Chapel Road on the south side of the city. Wal-Mart officials declined to discuss the project or its cost; however, area construction industry estimators familiar with comparable ventures tell GlobeSt.com that Wal-Mart supercenters have been constructed in other areas for about $50 per sf. That would place this project at about $10 million.

Besides Wal-Mart, the development will have 107,310 sf of additional rentable space and 1,483 surface parking spaces.

Wal-Mart's new-store plans follow a disappointing route Atlanta developer Doug Crawford had to make for an estimated $10 million, 182,724-sf store off Cascade Road in north Atlanta after Fulton County commissioners rejected the project for the fourth time.

Crawford withdrew his development application after six months of opposition from area residents. But the developer plans to resubmit the application later this year after explaining the project more fully to area residents, according to the county commission.

For Wal-Mart, the Cascades Road setback may be only temporary, retail brokers tell GlobeSt.com, since the company has a development history of regrouping and resubmitting revised construction plans at later dates in many parts of the country.

For example, in suburban Lawrenceville, GA, Wal-Mart recently overcame residents' opposition to a new supercenter which will replace a former Wal-Mart store nearby, brokers tell GlobeSt.com. And at the 1.3-million-sf Town Center at Cobb Mall, Cobb County commissioners approved a 125,000-sf supercenter after earlier opposing the project because of its size.
