Developed in 2000 at 12000 Sunrise Valley Dr., One Reston Crescent sits in the 36-acre Reston Crescent master-planned development in Northern Virginia's high technology corridor. The six-story, class A office structure represents the first phase of what will ultimately be a 500,000-sf development; two subsequent buildings are planned for the future.

Internet consulting company Proxicom Corp. had signed on to lease the building in its entirety back in 2000, but things changed after Dimension Data acquired the company in a $422 million deal. "They never occupied the space, nor did they build out," Mansinne notes. "They paid us some rent before we entered into a termination agreement with them, effective in 2002. We subsequently put the building back on the market in 2003 and now we've re-leased it in its entirety to Nextel."

Nextel will use the space as an expansion for its current headquarters, which is located adjacent to the Reston Crescent development in the 175,000-sf office building at 2001 Edmund Halley Dr.
