Within 60 days, Gulf States Toyota will move into 12,250 sf in a submarket lateral shift, Ron Roberson of Caldwell Watson Real Estate Group in Houston tells GlobeSt.com. The inbound tenant supplies parts and product support for 143 Toyota dealerships in Texas, Oklahoma, Arkansas, Mississippi and Louisiana.

The new space at 7701 W. Little York Rd. will be used for a marketing and sales office and is positioned near the firm's headquarters office along Wilshire Place Drive. Roberson and Caleb Lawson, also with Caldwell Watson, represent the park's owner, McShane Corp of Chicago. Eric Anderson in the Houston office of Transwestern Commercial Services negotiated the five-year lease on behalf of Gulf States Toyota.

The Deerfield, IL-based Walgreen Co. took 10,800 sf for 66 months to set up a communications hub, retail equipment storage facility and training center for the South Texas network. Ross Matthews in Trammell Crow Co.'s Houston office represented Walgreen, which installed a satellite system for the operation. According to Roberson, space in the single-story center runs 75 cents per sf and deals include standard build-out allowances of $10 per sf.
