Steve Rocher with the Houston office of Grubb & Ellis Inc. tells GlobeSt.com that ITT Educational Services Inc. has been the main tenant in the 60,000-sf building for more than five years. In a direct deal workout, ITT renewed for the same amount of office space, primarily used for classrooms, plus held onto a building sign with visibility from the Sam Houston Tollway. The campus is one of 74 nationwide for the Indianapolis-based provider of tech-oriented post-secondary degrees with a student enrollment of 33,000.

Rocher and Kristen Porter, also with Grubb & Ellis, hold the leasing assignment for the building, owned by BMS Management. The 91%-leased, class B building's quoted rate is $13.50 per sf.
