The three-story, multi-tenanted, class A office building is situated on nearly 10 acres of land and is located off Route 495. Among the building's tenants are StarGen Inc., Metropolitan Life Insurance Co., Vitesse Semiconductor Corp. and Timken Latrobe Steel Distribution Co.
The Route 495 West market continues to struggle with vacancy rates that remain at a high of 32%, according to Grubb & Ellis's most recent statistics. Lease rates for the area are about $21 per sf for class A office space.
