Christopher A. Curley, vice president of GVA Thompson Doyle Hennessey & Stevens, represented Fitzemeyer & Tocci in the transaction. "It's a perfect example of a tenant's market," says Curley who notes that the company, a mechanical/electrical engineering firm that specializes in healthcare and academic engineering, design, and construction management services, "literally moved from the basement to the penthouse." The new offices are on the top floor of the four-story building. "In addition to an image upgrade, they were able to take a few thousand square feet of expansion space because the pricing was so reasonable," adds Curley.

The 105,000-sf building is located near Routes 93 and 95 about 10 miles from downtown Boston. Lease rates for this deal were not available, but the average asking rent for office space in the area is approximately $20 per sf, according to the most recent statistics by Spaulding & Slye Colliers.
