The 34,080 sf flex building is a fully leased single story facility situated on nearly three acres of land. The building is tenanted by Hill, Holliday, Connors, Cosmopulos Inc. and Lincoln Electric Co.
The deal is indicative of the area's thriving industrial market which continues to experience very low vacancies. According to Spaulding & Slye Colliers most recent statistics, the Route 128/Massachusetts Turnpike market had an availability rate of 3.3% as compared with the area's office market where the availability rate is at 28.2%. The average asking rent for industrial space in the area is about $11 per sf.
